Survey Methods: The survey of newly constructed commercial residential buildings’ sales prices is an overall survey, with basic data derived from online contract-signing data provided by local real estate management departments. The survey of second-hand residential buildings’ sales prices combines the survey of main units with typical survey, with basic data sourced from reports submitted by real estate agencies or housing service platforms, as well as on-site price collection by surveyors.

3. The calculation of the price indices can be seen in the Statistical Reporting System on Real Estate Prices.

4. If there is no deal record this month, the overall price level is regarded as unchanged.

5. According to the requirements of the statistical system, starting from January 2026, the statistical survey of real estate prices in 70 medium and large-sized cities takes 2025 as the base period for a new round of comparison. The weights of basic categories for each city have been adjusted to better reflect changes in the residential building sales structure. According to the calculation, the impact of the base period rotation on the monthly year-on-year sales price indices of commercial residential buildings in 70 medium and large-sized cities is within 0.03 percentage points on average.
