I. The Sales Prices of Newly Constructed Commercial Residential Buildings (excluding affordable housing) (See Table II)

Comparing with the previous month, among 70 medium and large-sized cities, the sales prices of newly constructed commercial residential buildings declined in 24 cities, that of 38 cities increased, and that of 8 cities remained at the same level. For the price changes month-on-month, the highest increase was 4.1 percent, and the lowest was down by 0.8 percent.

Comparing with the same month of last year, the sales prices of newly constructed commercial residential buildings decreased in 45 cities, and that of 25 cities increased. For the price changes year-on-year, the highest increase was 52.7 percent, and the lowest was down by 4.9 percent.

II. Sales Prices of Second-Hand Residential Buildings

Comparing with the previous month, the sales prices of second-hand residential buildings decreased in 25 cities, that of 37 cities increased, and that of 8 cities remained at the same level. For the price changes month-on-month, the highest increase was 5.7 percent, and the lowest was down by 0.5 percent.

Comparing with the same month of last year, the sales prices of second-hand residential buildings decreased in 29 cities, that of 40 cities increased, and that of 1 city remained at the same level. For the price changes year-on-year, the highest increase was 49.7 percent, the lowest was down by 8.1 percent.

1. Since January 2011, NBS started to implement “Survey Program on Sales Prices of Residential Buildings”.

2. Survey Coverage: The survey was conducted in the municipal districts of 70 medium and large-sized cities, excluding the countries.

3. Survey Methods: The data of sales price, floor space and amount of money directly came from the network transaction records data of local real estate management departments. The survey of sales prices of second-hand residential buildings was non-overall survey, integrating key-point investigation with typical investigation, combing the methods of real estate brokerage agency reporting, real estate management departments providing, as well as investigator obtaining prices on the spot, to collect the basic data.

4. The newly constructed residential buildings includes affordable housing, the newly constructed commercial residential buildings excludes affordable housing.

5. The calculation of the price indices can be seen in the “Survey Program of the Sales Prices of Residential Buildings”, on the website of National Bureau of Statistics of China.

7. According to the statistical system, the base period of the statistical survey on sales prices of residential buildings in 70 medium and large-sized cities was rotated every five years. Since January 2016, 2015 was used as a base period in the new round of rotation. In the new base period, the weight numbers of different classes were adjusted accordingly, to better reflect the changes in sales structure of residential buildings. According to estimation, the current rotation of the base period had almost no influence on the month-on-month data of the sales prices of residential buildings in these cities, and a little influence on the year-on-year data.
