Sales Prices of Residential Buildings in 70 Medium and Large-sized Cities in December
I. The Sales Prices of Newly Constructed Residential Buildings (excluding affordable housing)
Comparing with the previous month, among 70 medium and large-sized cities, the sales prices of newly constructed residential buildings declined in 52 cities while that of 16 cities remained at the same level. Number of cities with decreasing chain indices rose by 3 as compared with the previous month. For 2 cities with increasing prices month-on-month, the increases were 0.1 percent.
Comparing with the same month last year, the sales prices of newly constructed residential buildings decreased in 9 cities, 5 cities more comparing with November , while the year-on-year increase rate dropped in 55 cities, In December, the growth rates of 60 cities were within 5.0 percent, year-on-year.
II. Sales Prices of Second-Hand Residential Buildings
Comparing with the previous month, the sales prices of second-hand residential buildings decreased in 51 cities, while that of 16 cities remained the same level. Number of cities with decreasing chain indices and remained the same level rose by 4 in December as compared with November. The month-on-month increases were less than 0.2 percent for the cities with increasing price.
Comparing with the same month last year, the sales prices of second-hand residential buildings decreased in 29 cities, went up 8 cities month-on-month. The growth rates of 33 cities dropped. In December, the growth rates of 34 cities were within 5.0 percent year-on-year.

Explanatory Notes:
1. Since January 2011, NBS started to implement “Survey Program on Sales Prices of Residential Buildings”. Because considerable adjustments were made in the new Program concerning with on data sources, indicator selecting, calculation methods and other factors that may have an impact on the calculation of price index, so the data from January to November this year is not comparable with historical data.
2. The calculation of year-on-year index. Due to the transaction records of network contacts started to report since October 2011, the year-on-year data under the same scope can not be calculated. In order to sustain the continuity and stability for the calculation on the year-on-year data, NBS adopts technical methods on the calculation of year-on-year data, based on the concerning statistical data on housing price in 2010 and transaction records in 2011, according to the mathematics relations between year-on-year and month-on-month. The formula is:
P201012 stands for price in December 2010. P201101-P201112 stands for price in January to December, 2011.
3. In December 2011, the data of newly constructed residential buildings in 70 cities started to be calculated based on transaction records data.
4. The newly constructed residential buildings including affordable housing, the newly constructed commercial residential buildings excluding affordable housing.
5. “-” in table denotes no deal record this month.
